Being adaptable and resilient: here's how we future-proof Europe’s industrial infrastructure

The macroeconomic landscape governing global supply chains is evolving rapidly. Shifting external conditions demand that physical infrastructure becomes highly adaptable and resilient.

With greenfield space increasingly constrained in Europe, industrial land use is being reimagined. Achieving resilience requires anticipating the needs of modern distribution networks well before they materialise.

 

Frasers Property addresses this challenge through a farsighted approach to brownfield regeneration. We deploy our deep industrial expertise to transform legacy sites into adaptable, long-term assets that generate enduring value.

The vision behind FlexCity

 

Completed in May 2026, FlexCity in Mülheim an der Ruhr demonstrates this group-wide strategy. By redeveloping the brownfield site of the former Siemens Techno-Park, we have revitalised part of a historically significant location. 

 

The sustainable demolition of three existing buildings made way for two state-of-the-art facilities. Designed for multi-use adaptability from the ground up, this premium industrial and commercial park accommodates both light industrial manufacturing and high-throughput logistics operations within the same footprint.

FlexCity delivers 24,150 sqm of premium warehousing and mezzanine space, all designed with flexibility, performance and sustainability considerations in mind. The structural resilience of the asset is highlighted by internal clear heights of up to 12.2 metres and robust floor load capacities. 

A comprehensive layout features 26 versatile loading docks designed to optimise complex, modern logistics distribution. Additionally, 12,800 sqm of the facility is fitted with solutions to ensure groundwater protection for light industrial use. 

The surrounding area also features diverse dining and retail options, ensuring everyday convenience for the workforce on site.

Strategic location and connectivity

 

Real estate is inherently tied to location. Situated in the Rhine-Ruhr region, FlexCity offers direct access to critical transport routes to safeguard long-term supply chain relevance.

 

Tenants benefit from seamless connections to major European markets. The site sits just 1 km from Mülheim main station, 2.7 km to the A40 Motorway and 17.6 km from the Port of Duisburg.

 

Decarbonisation and net-zero ambitions

 

Enduring value also relies on systemic decarbonisation and a responsible approach to the entire asset lifecycle. This commitment builds upon earlier milestones at other German properties.

 

Most notably, we achieved the 2025 German Sustainable Building Council (DGNB) Gold certification for the dismantling of The Tube in Düsseldorf-Reisholz. This landmark project was recognised for recycling 70,000 tonnes of construction waste and 12,500 tonnes of steel during the brownfield clearing phase.

 

In line with the Group's decarbonisation commitments, FlexCity targets a Platinum Certification from the DGNB for its sustainable design and operations.

Features such as smart metering systems, photovoltaic installations and electric vehicle charging stations support long-term energy efficiency. Rainwater harvesting further reduces the asset’s environmental footprint.

 

Strengthening a track record of European Excellence

 

FlexCity represents part of Frasers Property's broader commitment to shaping resilient infrastructure across Europe. We actively conserve land by prioritising the redevelopment of legacy sites in established economic corridors.

 

Recent milestones highlight the success of this strategy, including the official opening of our LINK industrial and commercial park in Günzburg. There, we secured a 15-year lease with a major European commercial vehicle manufacturer for 17,900 sqm of space.

 

This momentum continues into the Netherlands, marked by a recent lease agreement for over 30,000 sqm with a global technology and logistics provider at our Venlo facility.
