AMSTERDAM, 23 JUNE 2021
Frasers Property Industrial acquired a 10.8 hectare brownfield development site at business park Pannenhuis in Bemmel, the Netherlands. In the first phase of development, a state-of-the-art distribution centre comprising two premium 15,000 sqm warehouses will be constructed. The site was acquired from Anthevast B.V., advised by I&S Vastgoed, and benefits from its close proximity to the A15 highway and the cities Nijmegen and Arnhem. Development of phase one will start in the third quarter of 2021.
In collaboration with Over Engh Vastgoed as a development partner and Hercuton (part of Janssen de Jong Groep) as the general contractor, the new distribution centre will be constructed according to the latest modern building standards, targeting the certification BREEAM-NL' Very Good' or higher. Comprising two equal-size warehouse units, each with about 15,000 square metres of warehouse space, as well as separate office and mezzanine spaces of approximately 588 and 1,200 square metres, respectively, the distribution centre can be leased by one or two customers.
Alexander Heubes, Managing Director Europe at Frasers Property Industrial, comments: "We are excited about our fourth acquisition site in the Netherlands within six months and are particularly looking forward to leveraging the Bemmel site's great location with our modern and sustainable development plans.”
"This brownfield development perfectly illustrates how old industrial land can be revived sustainably, and the site's proximity to the A15 highway and likely connection to the A12 highway in coming years supports its attractiveness for international transport."
Misja Bakker, Director at Over Engh Vastgoed comments: "We are looking forward to supporting Frasers Property Industrial and Hercuton in developing the industrial estate at Bemmel, adding optimal value to the site and its environment. We strive to make maximum use of our skills and competencies to ensure a high-quality development that perfectly serves the needs of Frasers Property Industrial's future tenants."
Ivo van der Mark, CEO of Janssen de Jong Groep, comments: "At this brownfield development with Frasers Property Industrial and Over Engh Vastgoed in Bemmel, we will combine modern construction techniques with high sustainability standards. We are particularly enthusiastic about redesigning the site as a gasless building which follows the ongoing trend of industrial buildings going all-electric."
