SYDNEY, 21 APRIL 2020

Frasers Property Industrial has secured a 10-year lease in Western Sydney’s The Horsley Park Estate with Hino Motor Sales Australia Pty Ltd (Hino), the Australian entity of Hino Motors Ltd, a Japanese manufacturer of commercial vehicles and diesel engines and subsidiary of Toyota Motor Corporation.

The company has leased a 9,230 sqm high-tech facility located at 2 Johnson Crescent in Horsley Park comprising a 9,000 sqm warehouse, 230 sqm office and 83 car spaces. Completion is anticipated in March 2021.

Ian Barter, General Manager Northern Region for Frasers Property Industrial, comments, “Western Sydney continues to attract a high calibre of local and international 3PL providers. We are very pleased to assist Hino secure a bespoke facility in one of Sydney’s fastest growing industrial precincts. The area is drawing major infrastructure funding from both the private sector as well as government bodies.

“Several key infrastructure projects are either underway or about to start in the area to improve connectivity including the proposed Southern Link Road which will front The Horsley Park Estate and links directly to the M7 motorway. The area will also significantly benefit from the state and federal Government’s Western Sydney Infrastructure Plan, encompassing Western Sydney International Airport.”

Hino is relocating its spare parts distribution and training facility from Taren Point but will leave the head office in its current location. The new warehouse will store a range of products including minor bolts to complete truck cab assemblies.

Nick Greenwell, National Director at Colliers International, who brokered the deal on behalf of Hino Motor Sales Australia Pty Ltd, said, “Centralising the parts distribution business to Horsley Park optimises Hino’s supply chain network, providing better and faster service to their customer base whilst reducing occupancy costs.”

Key features of the Hino facility include a 5 Star Green Star Design & As Built v1 rating from the Green Building Council of Australia, ESFR sprinkler system, 30kw solar PV system, 34 metre loading area and a 20-metre awning.

The Horsley Park Estate is located within the established industrial areas of Horsley Park and Eastern Creek as well as Western Sydney’s Employment Area (WSEA). It has excellent heavy vehicle access to both the M4 and M7 motorways via Old Wallgrove Road. Approximately 2.8 hectares remains in the estate with a range of tenancy options to suit most requirements.

WSEA was identified over a decade ago as a major area for logistics and warehousing operations as a direct result of its access to major motorways.

The neighbouring Mamre Rd Precinct in Kemps Creek is due to be rezoned to industrial by the Department of Planning in the first half of 2020. It will accommodate the majority of future demand in Western Sydney, alleviate some of the supply issues which have suppressed activity in the area and create thousands of diverse, local jobs to generate significant economic growth for the Western City District.
