The power of listening: How we create value by understanding people’s needs

At Frasers Property, we believe that active listening is the essential first step in creating meaningful spaces and experiences.

The built environment shapes how people connect, engage and live. Vibrant urban communities often stem from a deep understanding of evolving stakeholders’ needs. At Frasers Property, we believe that active listening is the essential first step in creating meaningful spaces and experiences.

Our partnership-led approach allows us to gather grounded insights from the businesses and communities we serve across our multinational portfolio. This commitment to listening is a consistent thread that enables us to apply the right solutions, forge effective partnerships and deliver lasting value.

Leveraging our multinational real estate expertise and deep local knowledge, we work closely with institutions and stakeholders to uncover insights that drive genuine value creation across our properties.

Frasers Property‑SMU study finds suburban malls play growing social role in seniors’ daily lives

Measuring Great Neighbourhoods in Australia

Understanding seniors in our Singapore malls

In Singapore, we recognise the growing social role suburban malls play for seniors in an ageing society. To better understand their needs, we partnered with the Singapore Management University’s (SMU) Centre for Research on Successful Ageing (ROSA) on a study. More on the study here.

The findings showed that over 60% of older adults visit a mall at least once a week, with many viewing them as vital spaces for social connection.

The insights provide further evidence of the evolving role suburban malls play in seniors’ daily lives. They have informed the development of our FRX 50+ programme, which builds on our ongoing commitment to ensure our malls remain inclusive and engaging for patrons aged 50 and above.

This collaboration demonstrates how targeted research can translate to meaningful improvements in our customers' everyday experiences.

Building stronger communities in Australia

Across our masterplanned communities in Australia, fostering a sense of belonging is a key priority. Through our annual Great Neighbourhood Survey, we actively listen to and track the experiences of our residents. The 2025 survey revealed that 85% of residents are satisfied with life in their community, and 77% say that Frasers Property has done a good job of creating a strong and connected community.

This process allows us to act on specific feedback. For example, when a significant number of residents at Ed.Square requested for practical sustainability initiatives, our Community Development team partnered with Recycle Smart to introduce recycling hubs, making it easier for residents to recycle e-waste and clothing. The initiative has prevented 100kg of waste from entering landfill during its first five months of active collection.

By consistently gathering and acting on this direct feedback, we can refine our approach and build communities where people feel truly proud to call home and belong.

We partnered with Recycle Smart to introduce dedicated e-waste and clothing recycling bins at Ed.Square, directly answering our residents' call for more sustainable community amenities

Measuring social impact in Thailand

Our commitment to creating a positive impact also extends to tracking and measuring it.

At Samyan Mitrtown in Bangkok, our C asean Samyan CO-OP serves as a vibrant co-learning space. To understand its true contribution, we adopted a Social Return on Investment (SROI) methodology, a framework for measuring and accounting for a much broader concept of value.

The analysis provided a clear, evidence-based measure of our impact, showing that for this initiative, every Thai baht invested yielded a social return of 3.5 Thai baht. This allows us to refine our strategies and ensure our community initiatives deliver tangible, lasting benefits.

By placing data-driven listening at the heart of our process — whether through academic research, community surveys or social value analysis — we can continue to build, develop and manage properties that truly meet the needs of our stakeholders today and into the future.
