Frasers Property Australia has launched an Expressions of Interest (EOI) campaign targeting childcare operators interested in helping shape the new Mambourin community in Melbourne’s western growth corridor.

 

The EOI campaign is focused on a prominent, easily accessible leasehold opportunity in the future Mambourin retail town centre, to be complete in 2022.

 

The retail town centre will be the heart of the new Mambourin community, emphasising the connection of civic and community spaces with the future train station and 1,200 homes within the immediate residential precinct. Plans for the retail centre include 27,000 sqm of retail floor space with a full-line supermarket, specialty stores and a cinema/entertainment precinct with a diverse range of open and green spaces.

 

A secondary opportunity exists for the potential freehold acquisition of up to 4,500 sqm of land on Black Forest Road in the Mambourin masterplan, for childcare or alternate commercial use.

 

At Mambourin, Frasers Property is working closely with Wyndham City Council to deliver a town centre integrating residential, retail, commercial and community uses in a sustainable design adjacent to the future train station to meet projected population growth, with the scope to evolve and grow further as the area becomes more popular and accessible.

This is an opportunity for a high-quality childcare operator to establish its roots on day one in a community poised for significant growth over the extended term,” he says.

 

Both the general population and demand for childcare services in the area is growing fast. In Mambourin town centre’s main trade area, the population of 48,170 in 2018 is forecast to grow to 144,920 people by 20361.

 

In 2018, around 9.2% of residents in the main trade area were aged five years or under, equating to some 4,435 children. Assuming this proportion remains constant, there will be a forecast 13,343 children aged five years or under in the main trade area by 2036.

 

Frasers Property anticipates unveiling a first glimpse of the Mambourin town centre design in the second half of 2019, once the Urban Design Framework is finalised in collaboration with Wyndham City Council.

 

Frasers Property is committed to delivering a minimum 6 Star Green Star Design and As-Built community at Mambourin. Stage one of the town centre is currently expected to open in 2022.

 

Mambourin is located on the edge of the urban growth boundary in Melbourne’s expanding west, on the existing Regional Rail Link between Werribee and Wyndham Vale. The $440 million development will transform 115 hectares of farmland into a thriving mixed-use community with city-style convenience that will be home to 3,500 residents.
