Frasers Property Industrial is developing Frasers Park Egelsbach, an industrial estate that consists of two properties in Egelsbach, Hessen, near Frankfurt am Main in Germany. The buildings, which are being constructed on a speculative basis and designed in accordance with the Gold Standard of the German Sustainable Building Council, will have a total rental space of almost 30,000 sqm. The completion of Frasers Park Egelsbach is planned for the fourth quarter of 2020. The investment volume amounts to a medium double-digit million Euro value.
Frasers Property Industrial acquired the estate, which encompasses 50,000 sqm at the beginning of 2020. The two properties, offering approximately 19,100 and 10,500 sqm of rental space, will have a height of up to 12 meters and can be divided into up to four units.
Future tenants will benefit from the central location in the growing Frankfurt/Rhine-Main conurbation, in the triangle formed by Frankfurt am Main, Rüsselsheim and Darmstadt, as well as from the proximity to the A5 and A661 motorways. As a long-term owner, Frasers Property Industrial also takes over property management for future customers.
Frasers Park Egelsbach’s sustainability approach includes the provision of approximately 5,000 sqm of new habitat for local lizards, as well as the renaturation of a watercourse. In addition, the new industrial park will provide electric vehicle charging stations, a new cycle path and roundabout, from which the entire community will benefit.
This development is in line with Frasers Property Industrial's strategy of customer centricity through the active development of new properties and the associated strategic asset management. Alexander Heubes, Managing Director Europe of Fraser Property Industrial, says: "In order to meet the growing demand for strategically located and flexible industrial space, we are looking to grow our portfolios in Germany and the Netherlands with new properties on existing or newly acquired land. Since our entry into the German market in 2017, we have built up a strong foothold, not only in northern Germany, but also in central and southern Germany. In Germany we have built up a portfolio of 24 industrial and logistics properties, which are generating sustained stable rental income. We are particularly pleased to be launching a new, innovative project in the Rhine-Main metropolitan region with Frasers Park Egelsbach.”
Frasers Park Egelsbach has direct access to key transport hubs and infrastructure. Frankfurt am Main, Wiesbaden, Darmstadt and Offenbach can all be reached within approximately 30 minutes by car. Tobias Wilbrand, Mayor of Egelsbach, says: "We have come a long way to realise Frasers Park Egelsbach. For Egelsbach, this new industrial estate is an important part of the strategy to develop the surroundings of the local airfield and to further the attractiveness of our community as a business location. I am looking forward to welcoming innovative businesses to it by the beginning of 2021.“
